Las Vegas Timeshares: Raise, Call, or Fold - aka - Buy, Rent, or Sell

Las Vegas timeshares have a lot to offer!  First and foremost is location.  The entertainment, nightlife, music, and dining are some of the best in the world! If you were to buy a Las Vegas timeshare condo on the resales market, you would save a small fortune over time.  That is, if you use it.  Owning a timeshare, and not using it, is like paying insurance for a car you never drive.  It is only useful if you use it.

If you are thinking, "Should I sell my timeshare in Las Vegas?", ask yourself this one question: Which would you rather have, a closing check after selling it, or a deed for a property you never use?

If you want to buy a Las Vegas timeshare, here's my favorite list: HGV Club at Flamingo, HGV at Las Vegas Hilton, Polo Towers, Jockey Club, Summer Bay at Las Vegas, and Marriott's Grand Chateau.  There are many other timeshare condos in Las Vegas but lots of owners have given high praise for these.

If you have already visited Cancun Mexico, and have decided to take the plunge - buy a timeshare - here are some tips that may help your decision.  There are many great timeshare choices in Cancun Mexico.  Here's an informative guide to timeshares in Mexico. Timeshare Financing: Will Anyone Finance a Timeshare My Friend Wants to Buy From Me?

Lately, any question involving a loan application would be enough to make anyone nervous. Kaua'i Lagoon, Ritz-Carlton, and Marriott International: Timeshare and Fractional Superstars

In this story from Fox News more details are emerging about Ritz Carlton and Marriott's plans for timeshare and fractional development on this beautiful Hawaiian island.  The Ritz is "breaking ground on two developments at Kaua'i Lagoons, a spectacular 520-acre oceanfront resort."  Kaua'i Lagoon will offer 72 one-eighteenth (1/18) fractional ownerships starting at $300,000.

Marriott's plans include 74 properties similar to the project started by Ritz-Carlton.  They plan to build 78 private ownership residences with starting prices of a mere $1.6 million.

A friend of mine recently visited the islands of Hawaii and commented on the "wall to wall" resorts along the main streets on the coast.  There is a limited amount of Hawaii coastline available and at some point the development will come to a conclusion.  The residents of Hawaii who work in these upscale resorts will no longer be able to afford to live on their own island.  The are in fact being pushed to the mainland - slowly but surely.

Now would be the time to buy a Hawaii timeshare on the resale market. Owning a timeshare in Hawaii is easier that you might think.  You'd pay a fraction of the cost of a whole ownership, and be able to enjoy the tropical environment in Maui, Oahu, Kauai, Molokai, or Hawaii.

Buy timeshare - buy resale - not retail!
