What is the Best Way to Sell or Buy Marriott's Kauai Beach Club?

The first rule of any large buying decision is to determine what will give the best value for the money.  So the decision to sell or buy timeshare has the same concern: what will give me the best value?  If you want to buy Marriott's Kauai Beach Club Hawaii timeshare leave your checkbook at home when you first visit the resort.  Otherwise you will find yourself paying far more than you should if you buy at the resort. The hardest thing to do is to walk away when someone offers you what sounds like "the best deal if you buy NOW!".  The reality is that the best deal is to buy from someone who owns the timeshare condo you want without the pressure of on site sales people.  So how do I go about finding someone who wants to sell their Marriott timeshare?

The Marriott's Kauai Beach Club may offer to sell you a "product" that was previously owned by someone else, but will likely offer no serious discounts. A timeshare resales broker is equipped to find you the timeshare you want, negotiate the price, and follow through with the closing:  Significant savings of thousands of dollars with the same timeshare deed.  The only thing that would not transfer would be their Honored Guest Awards.  Honored Guest Awards work like this:  you give up your week every other year and receive points in exchange.  These points may be used to discount car rentals, airfare, and hotels.  And no, you would not be reimbursed the maintenance fee you paid for the week you give back to Marriott (which they would rent out for a hefty rate).  So if you can buy a Marriott Kauai Beach Club Hawaii timeshare and save thousands of dollars it is the better deal.

Hawaii timeshare and Marriott timeshare are in demand for good reasons.  The quality of a Marriott timeshare is hard to beat and a Hawaii timeshare will be in one of the most sought after locations in the world.

Wi-Fi Wireless Internet - Timeshares That Have It

Sometimes, your vacation accommodation choices are driven by amenities like golf lessons, spas, child care, or skiing. What about wireless internet access? A growing number of vacation travelers are searching for timeshare condos to buy or rent that offer Wi-Fi, or wireless internet.  Some timeshares offer Wi-Fi as part of your amenities - and for free.  Others offer wireless internet for a daily fee - usually $15 to $25 a day. Some timeshare condos have an internet cafe, and a diminishing few are probably holding out by offering no internet access at all.

So, after a little bit of totally unscientific research, here' what I found some timeshares offer:

Trapp Family Lodge - Stowe VT - Chose NOWIRZ to provide their Wi-Fi for their campus including 100 hotel rooms, 100 timeshare units, and 40 villas.

Hilton Grand Vacations Club at Waikoloa Beach Resort and The Marriott Maui Ocean Club on Kaanapali Beach are two Hawaii timeshares who offer wireless internet.

Summer Bay Las Vegas underwent a huge renovation during 2008 and offers Wi-Fi wireless internet for their vacationers.

Diamond (Sunterra) Resorts Desert Paradise in Las Vegas offers Wi-Fi for a fee.

Occidental Grand Aruba Timeshare and La Cabana Beach and Racquet Club in Oranjestad offer wireless internet for a fee.

All the information about these resorts would need to be verified before making reservations. This is a rapidly changing technology.

Many many other timeshare resorts offer wireless internet for their owners, but these are the ones I came across first. Soon I'd anticipate every resort will offer this amenity as often as they offer a pool or air conditioning!

Here's some good advice for timeshare managers from www.hotel-online.com : "Management should not be burdened with questions about how to use the service or with requests to correct problems arising from its use.  Resorts should check with their prospective WiFi provider and ensure that they have minimum requirements for resort staff involvement, a 24/7 telephone hotline and plenty of collateral and instructional materials to help step consumers through the usage process."

How Much Will My Timeshare Sell For?

You will be asking yourself that question when you get ready to sell your timeshare. Why? Because the answer to that question may determine whether or not you will sell your timeshare or keep it. The only "official" guidance that has been offered came from the American Resort Developers Association who said that timeshares will usually sell for 50% to 75% of a retail price. But, with averages being just that, averages, that may not help you much.

Stroman Realty, Inc, has published a report that draws data from thousands of timeshares sold on the secondary market. Even though the rule of averages still applies, the following graph from that report gives timeshare owners a good indication that the resales value of their timeshare is going up quickly. The chart below shows that from 2003 to 2007 the average resales price of a two bedroom high season timeshare grew from $7,505 to $11,031. That's great news for anyone contemplating selling their timeshare. So, if you've been thinking about it, right now is a great time to sell!

Marriott Plus Las Vegas Equals One Great Vacation!

Three cheers for Marriott Vacation Club International and their plans to double the size of their Grand Chateau on Harmon Ave in Las Vegas! While at first you may wonder why such a large project (895 villas, four 37 story towers) would be moving ahead in today's economic environment, you should know that this resort accounted for $110 million in sales for 2008. That's got to be one of the top selling timeshare resorts in the world! So of course, build the other two towers, keep the excitement going, and keep the sales successes going at Marriott Grand Chateau!

Ed Kinney, vice president of corporate affairs for Marriott Vacation Club International said that the Marriott Grand Chateau project in Las Vegas "has benefited from Marriott’s strong brand as well as from 390,000 existing customer families referring friends and family to Marriott timeshares." (source) The naysayers and bloggers taking potshots at the timeshare industry need to take note of this success story. Marriott Vacation Club has 390,000 members because it provides a superior quality experience - both from a buyers' perspective as well as an owners' perspective. And while others have canceled nearby projects (Wyndham's Desert Blue timeshare near Rio) I applaud Marriott's success!

What is the Best Timeshare in Aruba to Buy, Rent, or Sell?

In Aruba you have many choices when it comes to timeshare condos.  If you want to buy or rent an Aruba timeshare, first take a look at the Marriott's Aruba Ocean Club: Separated from the magnificent Caribbean Sea by a lovely white, sandy beach, this Five Star property offers the ultimate in luxury vacations. Great name. Awesome amenities. Next I would recommend considering Costa Linda Beach Resort and La Cabana Beach Resort. The La Cabana has quite a few units to choose from and are generally more affordable.

Vacation For The Health Of It!
