What is the Best Way to Sell or Buy Marriott's Kauai Beach Club?

The first rule of any large buying decision is to determine what will give the best value for the money.  So the decision to sell or buy timeshare has the same concern: what will give me the best value?  If you want to buy Marriott's Kauai Beach Club Hawaii timeshare leave your checkbook at home when you first visit the resort.  Otherwise you will find yourself paying far more than you should if you buy at the resort. The hardest thing to do is to walk away when someone offers you what sounds like "the best deal if you buy NOW!".  The reality is that the best deal is to buy from someone who owns the timeshare condo you want without the pressure of on site sales people.  So how do I go about finding someone who wants to sell their Marriott timeshare?

The Marriott's Kauai Beach Club may offer to sell you a "product" that was previously owned by someone else, but will likely offer no serious discounts. A timeshare resales broker is equipped to find you the timeshare you want, negotiate the price, and follow through with the closing:  Significant savings of thousands of dollars with the same timeshare deed.  The only thing that would not transfer would be their Honored Guest Awards.  Honored Guest Awards work like this:  you give up your week every other year and receive points in exchange.  These points may be used to discount car rentals, airfare, and hotels.  And no, you would not be reimbursed the maintenance fee you paid for the week you give back to Marriott (which they would rent out for a hefty rate).  So if you can buy a Marriott Kauai Beach Club Hawaii timeshare and save thousands of dollars it is the better deal.

Hawaii timeshare and Marriott timeshare are in demand for good reasons.  The quality of a Marriott timeshare is hard to beat and a Hawaii timeshare will be in one of the most sought after locations in the world.

While at first you may wonder why such a large project (895 villas, four 37 story towers) would be moving ahead in today's economic environment, you should know that this resort accounted for $110 million in sales for 2008. That's got to be one of the top selling timeshare resorts in the world! So of course, build the other two towers, keep the excitement going, and keep the sales successes going at Marriott Grand Chateau!

Ed Kinney, vice president of corporate affairs for Marriott Vacation Club International said that the Marriott Grand Chateau project in Las Vegas "has benefited from Marriott’s strong brand as well as from 390,000 existing customer families referring friends and family to Marriott timeshares." (source) The naysayers and bloggers taking potshots at the timeshare industry need to take note of this success story. Marriott Vacation Club has 390,000 members because it provides a superior quality experience - both from a buyers' perspective as well as an owners' perspective. And while others have canceled nearby projects (Wyndham's Desert Blue timeshare near Rio) I applaud Marriott's success!

According to several sources, redweek.com has released their newest list of the top 25 timeshare resort destinations (for rent). The previous list had the Manhattan Club NY NY at the top of the list. Their newest #1 timeshare resort is now Disney's Beach Club Villas. How did they arrive at top 25 list? Apparently, redweek's some 1 million users can set email alerts for their most sought after timeshare rentals. From that they derived the following top 25 timeshare resorts:

Marriott's Q4 Losses With Timeshare Not the Whole Story

I am still bullish on Marriott. And like I said in the title, today's report of fourth quarter losses do not tell the whole story of what is and what will be happening with Marriott (MAR). Most analysts say that declining sales in Marriott's timeshare division are accounting for the shortfall in their revenue. A decline in their timeshare financing also accounts for the slowing pace.  Timeshare ownership with Marriott continues to be in big demand in the timeshare resales market. There is a huge interest in buying and using their product. They offer some of the finest resort vacation experiences in the world. Those who own and use their Marriott timeshare can attest to that. And judging from the changes they are making they will continue to be the "top shelf" timeshare in the industry.

Cheers to Marriott for celebrating their 800th Courtyard Hotel. On his blog, Bill Marriott said that they "currently have Courtyard hotels in almost thirty countries around the world. In 2009 alone, we will be opening five Courtyard hotels in India, and by the end of 2011 we will have eight new Courtyards throughout the Middle East." I love his closing quote at the end of each blog article he writes: "I'm Bill Marriott and thanks for helping me keep Marriott on the move."
